  • Can my rent go up, and by how much? Look for increases that are capped in writing.
  • Who pays for repairs? Make sure the lease spells it out.
  • What happens if my situation changes? Ask about early termination if you need to move to assisted living, and who to call, you and your family both, if anything goes wrong.

Is it right for everyone?

Honestly, no. If you're comfortable financially and your house suits you, there may be no reason to change anything. If you mainly need monthly income and want to stay an owner, a reverse mortgage might fit better, and a fair buyer will tell you that. And if there's any chance you'll need Medicaid long-term care in the next few years, talk to an elder-law attorney before selling anything, because proceeds can affect eligibility.

A sale-leaseback is best for homeowners who want their equity working for them, want their home to be safer, and want certainty about what happens next, without leaving home to get it.
